To the north you can see Mount Maunganui, to the east Papamoa. Out west the Kaimai Range looms large and to the south, rolling green hills fill the horizon. The views alone from this site make it special. The house that perches on it, however, is just as impressive. It boasts 475 sqm of scrupulously crafted details, and has a raft of sustainability and energy conservation features.Precast concrete panels anchor the four-bedroom house to its ridge line site, but they also provide architectural definition and texture to the interior. In the open-plan living spaces, angled ceilings are lined in cedar, a task that required weeks of meticulous placement. In the living wing, the sunken lounge makes the most of spectacular views on offer. In contrast, the cinema room is cocooned by the concrete panels, making it a cosy retreat. The connection to the outdoors is also strong with 100 sqm of decking that wraps the living spaces and invites the residents to dine and relax in the fresh air.Sustainability? Passive solar design, a solar hot-water system and thermal and acoustic insulation make the house comfortable all year round. Also, material choices such as Abodo cladding were chosen for their longevity.
