In this substantial renovation, the delight is in the detail. The interior has been given a fresh new beachy feel that perfectly mirrors the three-storey home’s coastal setting. Natural tones, materials and forms can be found throughout, including vertical timber walls, and balusters that curve around the stairwell. These meticulously crafted features are beautiful in their own right, but never distract from ocean views that can be enjoyed from upper floors. It’s clear the interior has undergone a major refurbishment, but what’s not obvious is the expert structural work hidden from view. Existing unispan mid-floor and framing had to be replaced, due to new structural regulations. A new steel PFC ring beam was installed to the perimeter and bolted to existing block walls. This enabled a new timber mid-floor and internal framing to be constructed. Once all the work was finished, the owners were able to enjoy the improvements and upgrades in their five-bedroom seaside retreat, including a sleek new kitchen with waterfall edge at one end of the island and breakfast bar at the other. From there, they can open expansive glass sliders and step out onto decks, one of which enjoys views of the Pacific.
