This 929sqm plot once housed a modest 1950s structure but it’s now the location for a visionary four-bedroom residence from Landmark Homes. The 15m x 60m site was not without its challenges, prompting a complete rebuild to fulfill the client’s dream of an open, sun-oriented space that would adapt to the growth of their family. Once the topographical obstacles were resolved, the design sought to incorporate terracing, decking and a pool, turning the contour of the site into a design feature. Striking Stria and San Selmo reclaimed bricks adorn the exterior, complementing the split-level layout that seamlessly integrates with the land.

The house’s layers, from the garage to the living area and down to the pool, have dynamic visual appeal, while maximising the sun. High ceilings, exceeding 4m in some areas, maintain optimal views of the port and Kaimai ranges, while a three-stacker slider in the lounge enhances the living space. The collaborative effort with the clients involved meticulous adjustments throughout construction, ensuring the home is a personalised sanctuary. The result not only meets contemporary standards but stands as a testament to innovative design, overcoming challenges, and a collaborative client-builder partnership.
