The meticulous reinvention of this 1930s villa happened both on a tight footprint and tighter schedule. The goal of turning underused space into liveable luxury was successfully achieved, while navigating occupancy, complex design constraints and some of the city’s wettest weather on record. The centrepiece of the project is the new basement level. What was once dead space and mud is now fully tanked and watertight, with solid masonry walls, a ply-lined services corridor and high-performance insulation.
Excavation was staged and shored as builders uncovered, and diverted, an illegal stormwater outflow. Above ground, the upper level was thoughtfully extended to accommodate a refreshed kitchen, deck, and bathrooms with impeccable tile and grooved ply finishes. Every move was considered, from sympathetic cladding that honours the villa’s original detailing, to custom-made iron balustrades that add a touch of timeless charm. Sequenced construction meant the owners could remain living upstairs during basement works, then relocate to live with family while the upstairs renovation wrapped. Builder and client worked hand-in-hand to manage materials and subcontractors. This renovation doesn’t just add space — it adds structure, style and strength. It’s a modern upgrade rooted in craftsmanship and care.
