Evoking the spirit of Palm Springs modernism, this renovation reinterprets coastal living through a refined contemporary architectural lens. Designed by Carnachan Architects, the project transforms an existing home into a calm, coastal sanctuary that strengthens its connection to site, improves privacy, and cleverly frames views across Mauao and Tauranga Harbour. A restrained palette of stone, timber, concrete and glass defines the architecture, articulated through clean horizontal lines and generous eaves that soften the home’s coastal exposure.
The exterior combines natural stone with a naturally greying timber cladding system, creating textural materiality. The home is arranged across three levels, beginning with garaging on the ground floor. The main living level features an open-plan kitchen, dining and living space centred around a sculptural stone fireplace. Stacking sliders extend the interior to a covered outdoor dining terrace, reinforcing seamless indoor-outdoor living. A bar nook introduces a social focal point, while three bedrooms, a storeroom and laundry complete the level. A floating stair leads to the upper level, where a main suite forms a self-contained retreat, complete with a flush threshold entry, travertine-clad ensuite, walk-in wardrobe, private lounge, kitchenette and dedicated gym. This is a home distinguished by precise detailing and coastal cool.
