This builder’s own home, a 98sqm infill project in Wellington, demonstrates how careful planning, disciplined design and inventive construction can transform a constrained urban site into a retreat that feels generous. The brief was ambitious: maximise every square metre, create a strong sense of openness and capture the outlook, while showcasing craftsmanship and material quality. Access challenges influenced almost every stage of the build, from excavation and concrete placement through to material delivery. Spoil removal, directional drilling for stormwater, long-distance concrete pumping and crane lifts all became part of the process. Structural materials and machinery were helicoptered in to overcome the limitations of the steep site. Inside, the home feels calm and carefully resolved. Extensive glazing draws attention outward and expands the perception of space. Rich timber linings and polished-concrete floors add texture and thermal performance.

Indoor-outdoor connection is key, with living areas extending naturally towards the view. Sustainability has been woven throughout the project. Thermally modified timber cladding, high-performance glazing, enhanced insulation, airtight construction and hydronic concrete-floor heating contribute to year-round comfort and reduced energy demand. Compact in footprint but expansive in experience, this home shows how constraints can become catalysts for creative thinking.
